Home Equity Loans

Cascade's home equity loans and Lines of Credit are your low-cost alternatives to expensive consumer financing. And, the interest you pay on a loan secured by real estate is probably 100% tax deductible (consult your tax advisor).

Home equity loans

Home equity loans provide money to use as you choose. You receive the total amount of the loan and make payments over the agreed-upon term.

Home equity Lines of Credit

Home equity Lines of Credit provide flexiblity. You access the funds as you need them — and pay interest only on the amount in use. You can draw funds up to the approved amount at any time over ten years. After ten years, you will have monthly principal and interest payments for 15 years to fully pay the loan.

How much credit can I afford?

Financial advisors generally recommend that no more than 40 to 45% of your gross income should be for housing, credit cards, auto loans or other long-term debts.

How much can I borrow on my home?

You may be able to borrow up to 80% of the value of your home, up to 80% of the value of your condo or secondary residence, and up to 70% on investment property. Any outstanding mortgage debt is subtracted from the amount available.

The information we will require:

  • Home equity application, signed by all borrowers
  • Name, address and account number of current mortgage holder(s), and home owner's insurance company
  • Salary and wage verification — most recent W-2 form and pay stub for all borrowers
  • Other income (last two years tax returns including all schedules)
  • If self-employed, year-to-date financial statements and most recent two years federal tax returns
